First time home buyer programs (WHAT is a FIRST TIME HOMEBUYER)

There are a few options for first time home-buyers that are GREAT opportunities to save money when you go to purchase your home. First off, a first time home buyer is someone who has not owned a home in the last 6 months (so don't let the term confuse you).

The one that I'm a fan of is the Mortgage Credit Certificate Program (FUNDS are available for this program as of 2/2/2012). This program is a GREAT option for you but it is a little complicated to explain. The best thing is for you to call me and I'll put you in touch with one of my lenders that REALLY understands this program.

Many lenders shy away from this program because of it's complexity so make sure you call me when you start looking for your lender. When I say it is complex, I mean that it requires a little more work on the lenders/Realtors/Title company. It does require an online home buyer class but that is the extent on the buyers end.
